My goal is to live my life on my own terms, $5,000/mo in passive income with no debt. By that time my properties will be paying for my expenses. When I reach $8,000/mo in passive income I will be able to quit my job and live my best life with my wife and kids.

@Wyatt Franta Thank you for your advice. What if the property is old, but it was fully renovated down to the plumbing and electrical. Do you still take in to account the age of the property and reserve 12% capex and 6% R&M ?

@Jonathan Greene The faster you handle the repairs, the less costly it will be, and Avoid ignoring the issues because that could lead to higher expenses.

Just a question out of curiosity. I’m a novice investor trying to get good at the analysis report. My question is, Is it normal for expenses to go up when your house hacking ?  Aren’t Expenses meant to decrease?
