Could be good, Hud.
A couple things
1. For a 1917 house, 10k in rehab seems very low
2. For a 1917 house, you probably want 20% taken out each month for reserves for repairs.
3. Issue you may run into is trying to finance a 65k house.
You'll likely need a private lender or a personal HELOC as most banks won't get out of bed for that.
