@Jon Klaus Good point on the land banking. I go up to DFW every few months to visit my parents and traffic gets worse every time I visit.

How has the maintenance been on MHs vs SFRs? Have your tenants been pretty stable or are they more transient?

@Tom Goans Thanks for your feedback. We decided the deal would not be a win/win situation for both of us. My mentor's money and time is better spent elsewhere on his other projects.

Just curious what you guys would take as a percentage of a deal for partnerships where the partner would put up 100% of the capital/financing.

Currently have 3 rental properties under contract for but can only close on 2. I spoke with a business mentor about the situation this morning and he suggested that he would be interested in going into the 3rd property with me depending on what I would take from the deal.

I would be managing the deal (rehab+tenants) and he would provide the financing/capital.

What do you guys think?

Hi BP! Just wanted to share my story with you guys.

I got interested in real estate investing around the beginning of the year. I eventually found BP from r/real estate. Joined a local club here in Houston and bought my single family property two months ago.

I bought the property off MLS and used hard money for financing. Rehab ended up around 29k(!!). I stuck a sign in the yard and had the property rented out before the rehab even finished.

Overall, the process wasn't all too bad. There are definitely some things I would do differently for my next acquisition. I am currently looking for properties in a partnership I formed.
