New Investor from Houston
Hi BP! Just wanted to share my story with you guys.
I got interested in real estate investing around the beginning of the year. I eventually found BP from r/real estate. Joined a local club here in Houston and bought my single family property two months ago.
I bought the property off MLS and used hard money for financing. Rehab ended up around 29k(!!). I stuck a sign in the yard and had the property rented out before the rehab even finished.
Overall, the process wasn't all too bad. There are definitely some things I would do differently for my next acquisition. I am currently looking for properties in a partnership I formed.

Welcome to BP Andrew. I am new as well to investing. I have one rental right now and just should close on my second one this week. Congrats on your first property. What are you cash flowing per month? Which club did you join in Houston?
