Never take matters into your own hands. You will get so screwed. You will piss the tenant off and he will stay there even longer. Play your cards right, hire the right attorney

Not a fan of turnkey. Many vendors have poor reputation on putting lipstick on property and selling it to out of town investors..

The split be proportionate to the down payment that is contributed 

Even if your family puts in 100% of the downpayment but they require your income to qualify for the mortgage and for you to be on title I would still ask for a small chunk like 10-20% of equity as you have some risk in the deal.

Meridian is pretty good with commercial, just look for local regional broker also RBC..

Commercial is a different ball game especially when it comes lending

Networking with other agents on Facebook opened up a huge door for me. If you can find deals that have high demand your messenger will be off the hook..

In terms of leads.. Create FB ads that drives to landing page and eventually into your CRM and funnel to retarget..
