Where to invest in Ontario under 250k? (BRRRR)

Hey guys! Just wondering if it's still within expectation to find properties suitable for the BRRRR strategy that cost less than 250k? If so, what cities?

I know Windsor had single family homes that ranged from 150-200k as recently as last year. I also know Sudbury has some properties that fall within this range. Any other places?
