Knox Financial, a National PropTech company, is seeking a committed, friendly, energetic licensed real estate professional to conduct showings throughout our markets to pre-qualified rental prospects.

Start date as early as April. Must be available Wednesday-Sunday. Showings will be grouped so that your day is not completely eaten up, but looking for a reliable partner to help us with any last-minute showing requests, since those happen in the industry. For the right candidate, full-time opportunities may be available after the part-time contractor period concludes. Markets that we are in search of agents are Tampa, Dallas, Boston, Phoenix, Austin, Atlanta, Orlando, Miami, Jacksonville

Requirements & Skills:

Salesperson License
Experience documenting units including taking good photographs and detailed documentation of unit features and systems.
Must possess strong organizational and management skills.
Experience working in a rapidly growing organization or startup is a plus.
Multifamily property experience is a plus.
Excellent oral and written communication skills.
Self-motivated, flexible, detail-oriented and customer-service focused.
Must be comfortable in a fast-changing, remote, and developing work environment
Experience working in Salesforce and Hubspot is a plus but not required
Compensation: $50 per showing, upped to $100 per deal closed

For landlords in areas with harsh winters, what is the one single most importance piece of property maintenance should you start planning now for the fall to prepare for winter? (Eg. Painting, gutters, HVAC repairs, windows)?

While there's still a lot of time left in 2020, implementing big changes in the new year will likely require landlords to start planning changes sooner rather than later. At a time when there's so much uncertainty in the economy, what steps can landlords take to maximize the amount of revenue they generate from their rental properties?

As more information comes out about COVID and aerosols, I wanted to start a thread about what landlords are doing to update HVAC systems, if anything, to make sure airflow in buildings is up to par.

Living in Boston, this is a big point of discussion amongst landlords. If you're a landlord in a college town, have you seen a slowdown in the number of tenants heading into September? If you have experienced a slowdown, what are you doing to try and get more people in your units? And if you haven't experienced a slowdown, did you change your marketing to get different types of tenants in, or did enough college students come back to fill up your units?

I appreciate any insight!

Hi! I'm syndicating a multifamily investment property in Boston. One of the investors is creating a self directed IRA to leverage his retirement savings. As a syndicator, this seems like a great way to access more investors while providing people with options for more consistent returns than we've seen in the stock market. And most people (including me two weeks ago) don't even know that they can use their retirement accounts to invest in real estate projects of their choice.

He mentioned that the process for setting up his new IRA has been laborious, confusing and relatively expensive. He also mentioned that once it is set up, he plans to use his SD-IRA to invest in cash flowing properties in targeted markets around the country - but doesn't have a clear plan for identifying good investments.

This got me thinking. Is there a one stop technology platform that allows people to easily set up a Self-directed IRA and also gives people access to a marketplace of real estate deals from vetted investors? I've come across startups like Rocket Dollar which seems interesting but is not focused on proving real estate opportunities from what I can see.

If you are a developer/investor who syndicates properties, would you find a platform like this helpful for financing a property?

My background is in real estate technology and I would love to hear if you would be interested in a product like this if I built it.

Thanks @Michele Patterson.This is really insightful. Tampa seems like it could be a strong market for co-living. I didn't realize the size of USF until this post. The west coast of FL has created a lot of buzz throughout New England over the past couple of years. Especially this month when you stole our beloved Tom Brady!
