Michael Borger I'm trying to find information on this. I viewed a table that said that the minimum size is 5 acres. Perhaps this information is outdated. It doesn't make much sense. The property is surrounded by SFMs. The property can't be enjoyed by the public , as stated that the purpose of P-2 zoning is for public enjoyment, preserving a natural resource or view etc

Hey BP,

I was looking at a property in Kaneohe to further develop:

-14,000 sqft lot

-1,000 sqft home 3/2

-Zoned P-2

In the research I did, the zoning might be the biggest problem. P-2 Preservation General. I think I have a limited amount of options such as a cemetery, mausoleum, a park, or add to the existing structure. What are your thoughts? Should I try to rezone? Build an ADU? Pros and Cons.

I'm sure that Hawaii may be more strict when it comes to development. I wanted to split the lot, build another unit and sell it.

Hey All, If I want to research looking at properties in another state, do I have to use a Realtor in that area or can I use one that I'm working with locally? I infer that using a Realtor in that area would be better since they know the area better.

Aloha BP,

Finding a great deal and finding financing is a chicken and egg problem for me, and maybe some of you out there as well. If I have offers accepted with contingencies such as financing and inspection, what are the consequences of not being able to find the financing to uphold the agreement, besides my agent being upset?

Hey All, Been doing a lot of research and trying to wrap my head around the idea of the BRRR strat right before a recession or economic downturn. I know it'll eventually happen, but how would the numbers work out? I'm thinking that getting a refinance before signs of a downturn would fill your war chest, but at the same time, would the mortgage be too high? The assumption is that rent would be lowered since people would generally be spending less and be more conservative in their finances? Thank you for your thoughts and comments.
