hi, I live in Jacksonville, FL and would be interested in a JV. I have some financing and a good relationship with a General Contractor that does great work. As long as we click and the numbers on the deal make sense I'm all in.

I also use REIGuard and totally agree with Jeri McCall.  Since I have not had any claims, I'm not sure how they are with that.

Hi, I recently did a cash out refi, and received a good amount of cash that I needed.  However, I think I made a mistake in that I only left a very small amount of cashflow.   So, did I make a mistake?   Thank you.

I lend up to 6 months with no pre-payment penalties. The first time you lend with me the interest rate is 12% straight interest with 3% in points (paid up front). Every time there after the interest rate is 11% with 2% in points.  1st lien position.  The amount available is always changing.   Please inquire. [email protected]

interesting, I understand what you're saying.    Almost sounds like a partnership instead.   My experience has been private money lenders get what I offered.  I have even borrowed for that.  However, I certainly prefer your way.   Do you have an example of how you worked a deal making that much?  Thank you.
