Hey BP peeps! I'm looking for someone to JV with. I live in the SF Bay Area, but I'm open to any market as long as the numbers make sense, and we have a good rapport:) I have a good relationship with a Hard Money lender and I personally have the funds (up to $150k) for gap funding, and have JV'd over 10 times with different investors. It's usually a 50/50 or 60/40 split, depending on the situation. Just wanted to put it out there, in case anyone is short on funds or may need some help with the flipping process. I've flipped on my own as well, but prefer to JV. Good luck out there! Cynthia

I like the way you put it all out there. I think this is the best way to search for a JV. Most will just give tidbits of information. I am a flipper out of the Bay also, I've been rehabbing properties for resell for sometime now. My primary focus has been Las Vegas, NV with Jacksonville, Fl becoming a very close second. I too, like to lay it all out on the table in the beginning so each party has the complete informational package to make a decisive decision to proceed forward or pass. This will always save time and build confidence in a partnership. I will keep you in mind on the next investment venture that crosses my desk that I would need to use a JV strategy, which is weekly... :)
