@Iris Dahan I know you are new and willing to learn. There is so much different when it comes to Homeowner and investor targets. If it's investor who wants to rent out the property, You don't have to use the expensive features like quartz or expensive wood floors. You can keep your rehab budget accordingly so that it shows pretty and rentable for investors. When it comes to homewowners and location, you need to spend pretty good on features. If you are flipping in woodlands research forest area, you need to do it right and well with wood floors or wood like tiles, nice showers etc., If you are doing fix flip in the hardy toll area, you can go easy bit and still make it nice. There is so many ways to skin a cat but you just need where you doing it. You got it :-)

@Iris Dahan I think you understood my post wrongly. I know you are an investor and you also want to do fix and flip. In the fix & flip arena, you can either target direct homeowner or investor. So depending on who is your target you can pick the neighborhoods and deals accordingly. That's what I meant. If it's home owners, you need to look for deals in right neighborhood and right price with good spread to take care of rehabs properly. If it's investor deals, then you can do it differently.

@Tia Wilson As many explained the basics, some also confused with Flip calculation with BRRR calculation. I have done both and doing it for my investors every month. In this current market after COVID, you should be looking at the calculation and try to find property to match it. It's not going to ever work. You have to come from the other way around. If you have the property, how can I make it work for the BRRRR.

Let me share an example on the BRRRR we are doing for BP investor in Houston. We found the OFF Market property for $170k and working on doing the BRRRR. At that time of purchase was 210k but now after rehab and current market condition, we are expecting around $220k. Investor is putting around 15-17k average on the rehab to make ready. So total out of pocket would be $187k + closing - $190k apx cash. When he refinance it for 220k appraisal, he would get back $165k, 25% of appraisal. He is only leaving $25k on the property as equity. If you want true BRRRR leaving no money, that impossible in this market condition in our market.

Hope you understand core logic behind BRRRR especially current market.

@Iris Dahan You have to find really good deal to make fix and flip happen in this market. Deals are coming but not with good spread. Are you planning to target investors or home owners so depending on that we can suggest you neighborhoods.

Howdy folks,

Happy new year to my investor friends!! Let's not worry about the pandemic situation which is changing every day/week. Let's hope we continue to keep ourself and other safe by wearing mask and following vaccination guidelines. 

Let's talk about what we know and do the best, Houston Real Estate. 

We all talk about Inflation. Every one talk about price increase all over spectrum whether it's food or home goods or construction materials or appliances. I buy materials and appliances every week and prices have gone up 10-20% all through line. On the other hand, Labor market is tight due to the pandemic and people getting sick. All these things driving the market to uncertain paradigm and pushing the new homes prices higher and higher. That leaves many new home buyers to go to find older homes which are less supply right now. Houston is dry all over map whether it's Sugar land, Katy, Cypress, Spring or Houston. Inventory is so low and any property which gets listed sold quickly for or more than asking price. This has been the case since last year and continuing since new year started. 


New homes inventory are not as expected and we can only hope the both new home and resale homes inventory grows as we reaches Spring and Summer. Interest rates are going up as well. It's going to be another unexpected market conditions which many don't want to play. We just have to continue to watch and play by ear and keep checking the listings every day if you have very aggressive buyer. 

Finally, How many are you interested in BRRRR Property tours in week or so?

@Michael K Gallagher That's good observation on your side. I feel the same way but the problem is real estate takes roller coaster ride. Unless you have lots of clients on your pipeline by funneling the leads regularly, you cannot continue to grow and its' tough for many to do that. That's why we try to other things to balance or compensate if the sales goes down. I don't know whether it's good to be jack of all trades or king of one trade in this market :-)

@Mike D'Arrigo Appreciation in Houston has gone way more than many expected and if we continue to push the market more and more it's going unaffordable market for many especially investors. I hope it corrects and settles down and competition slows down.

Howdy Houston REI's and Investors from all over US who invests in Houston,

It's been a while since I posted in the forum. Thank GOD for keeping me busy helping investors even with all the COVID situation.

Many of you will concur with me that Texas market really super highway this year whether it's Houston or Austin or Dallas market. Houston didn't pick up until late but did join the band wagon of bidding wars and high asking prices. Investors were sidelines with the above asking market prices and not many options. We have very low supply of OFF market properties as many sellers want to wait and see how the market goes. Even with all that, we had very good year in my real estate career and as an investor as well. We just flipped one house but didn't make much money. We had rehabbed almost 15 properties under BRRRR strategy. As they say, every problem is an opportunity in disguise and that's very true during this last year.

What about next year 2022?

I expect the storm to start in spring and continue next storm since many buyers stopped shopping and sheltered in rental houses temporarily. They will come back to market next year which should create demand but depending on the inventory flow we have to wait and see. Many internet buyers like Zillow, Offerpad made the market fierce and worse in many ways for buyers and sellers this year. Now Zillow is gone out of flip business, i hope things will mature and goes better as per gut feeling.

So investors expect for competition for turn key properties next year but keep look out for OFF Market deals which might flow better next year as COVID situation eases.
