@Eli Gilbert As @Chris Hopper We are good people all around, just need to look out for it. I have taken newbies from BP last year and 2018 and made few deals happen for them. So you just need to come to table with open mind to learn and make it happen.

@Katherine P. Wow @Chris Hopper your beating horse topic is getting national attention. Good to hear that you are taking a big leap to invest out of state. It surely needs some guts. Kudos!! I always want to try but Texas has so much to offer and I am still not mastered yet so didn't go beyond it.  You are right, it's not about inertia at time but something else along the lines in the process might keep some one to take next step.  Good point!!  When I talk to people, they say it might be waking up in the middle of night if they manage the property. I tell them, it never happened to me in the past 10 years of working tenants. So if its just a myth to scare people away. Even if it happens, it's not big deal and you will many resources to figure it out.,  In your case, Property manager, I totally agree with you. Property Manager can break or make the deal work. 

I manage some properties for out of state investors who found me through BP and I do it to help them build their portfolio not to make money out of it. Property management is at time time consuming process and the fees don't even justify the work we do it but we still do it to help investors. We hope to get compensated from the next sale or rental lease they give. It's give and take. Do find a good property manager who cares for your property and your investment goal not for the fees. Also i recommend you to find mentor or guide who can help you answering questions anytime, it will surely help you long term.


@Jennifer Edwards  Good progress!! This is what me and people like Chris is trying to accomplish to get you all out of the comfort zone and take some risk and venture out. Without getting wet, you will not know the creek is too deep for you or just seems deep.

@Crislie P.  That's great question. Being in BP forum and contributing for years, many approach me to ask whether I can be mentor or partner with me. So I started mentoring since last year and have quite few mentees. I also partnered with few BP Investors on flips and helped them to teach the trade. BP forum  has been a great platform to connect, share and help each other. 

Speaking just from my end, I follow process which I filter out the interested investors through questionnaire and meeting before start helping them out. There are also many investors in Houston who are willing to partner and help out but newbies just need to venture out and talk to them and figure out whether it will be good fit for them.

@Chris Hopper You hit the nail to the core. Let me hit it much more harder. 

I see this same problem with many of new investors. I usually don't meet with investors for coffee or lunch unless they are really serious. Even then, I don't hear back from them after few emails and follow ups.  They cry day and night about not finding deals. Well, there are deals out there if you look close. They worry about losing, taking risk and whether they making right decision.  

First, we are all humans. We are prone to make mistakes whether you have 100 deals on your belt or not. No one will be perfect. I still miss my numbers and predictions like many other veterans. I don't want to sound like preacher but at same time new investors should know that we all have crossed the bridge in the past and continue to weather the storm when it comes through. If we can do it, You can do it. Just need Patience, Persistence and Perseverance - 3 P's

It's new year and new decade!! (whether some agree or not). 

Let's go people, get started on your Real estate/financial goal!!!  

TAKE ACTION - Whether you partner up with someone you are comfortable or you jump on the deal. DO IT NOW otherwise it will be too late.

Hello RE Investors & RE Wannabe Investors,

Happy New years to you all!!

I know many of you for couple of years in Houston BP Forum. I was able to meet or talk to many of you in the past and able to understand your needs and goals. I helped out many of you who are really motivated and many of you made good progress on your goals but some just stuck in your shell and many of you were lost in your day to day busy schedule. 

What is it about?
It's about you and your financial goals.
At the brink of this New year and New Decade, I just thought about you all and wanted to touch base and see whether I can be of any help to get you going on reaching your financial goals. Many don't have time to even think about their goals, many are stuck in the step that they don't know how to get out, many of you were almost there to buying your first investment property and many of you might have been already doing well and want to know your next steps..

@Carla Gordon That seems bit high but Insurance numbers are one of things which is always changing depending on area code and other parameters. At same time, whether you need builder's risk or vacany dwelling policy depends on amount of work involved. You might be able to get away with vacany policy if you are just painting and doing all interior reno but if you are doing major plumbing, electrical and roofing etc., you will need builders risk for temporary period and change it over to vacancy. I did 50k rehab 6 month ago and my builders risk was around $700+ with 300K liability. Let me know if you need my agent contact.

@Turner Wright  Welcome to Houston BP! Wish you a great year with deals and dollars!!

I know many RE Podcast and preaching suggest you to do the right way by starting with LLC. But realistically speaking, I tell it is similar to trying to learning any new skill. If your kid wants to learn Drums, do you spend 1000's of dollars to buy a new drum set or do you just by beginner set to see whether he likes it and keep up with it and spend more later. I am the second kind.

So Get your feet wet by doing some deals depending on the strategy you want to try out... Then worry about logistics. You can always transfer title over to LLC. For that matter, I don't have an LLC till today for my rentals for various reasons but cover my liability using umbrella. So there are so many ways...
