@Tushar P.  Good question but million dollar question but with so much going on in the economy and job market, it is expected to have an local impact in real estate for sure but it always lags as per experience. As of now we do not see 30-40% discount but you can expect it may be later end of this year or next year when the recession is really felt and foreclosure starts reeling in due all the job loss. I am not sure it will be similar to 2008-2009 which is due to the Real estate industry itself but you can surely some better discounts than now. I got almost 50% discount in 2008-2009 but I am doubtful but never know.

@Felipe Carrillo No, All JP court activities are suspended till May 14th and no eviction filing accepted or processed until that point doesn't matter whether it's for NON payment rent or not. Evicition doesn't differentiate whether tenant has job or not. It's only by non-payment of rent or other violations

@Sean York I see some interesting concepts you are proposing and will to hear more... We been doing SFH & Townhomes construction in Acres Homes area as OM Developers for couple years now. We would be interested in other areas if the numbers are good to build and sell model.

@David Martin I would suggest going to Nextdoor.com and sign up for the neighborhood of the property and try to find old ones sold in the area and get them cheap and use it for gap period. I know with all COVID-19 things going on, it's not going to be easy but that's what I sometimes do and Craigslist is not bad idea as well.  There are used appliances places around town but they don't rent but sell cheap ones with 90 warranty.

I kept hearing about recession coming since last year from many and they were guessing it will between 2020-2022 but no one was sure about it. More importantly no one could predict in what way recession way to show up. We had recession in 2008 due to real estate burst. Previously it was silicon valley/tech burst. I was wondering the same thing, what would bring down the economy which is going so well. Here we are now after 3 months deep into the COVID-19 episode and recession has entered the arena 

@Tony George  Why do you want to wait 6-9 months to bottom out? I know it's on the down slide but not sure it will be that long or may be more depending on how long this COVID-19 episode plays it.. I would say, just stay tuned and keep up with market and keep buying in discount if you happen to find it.. It's all about Dollar cost averaging..

@Tushar P. Good deal! Stock market does provide great opportunity at this current moment if someone has ability and intelligence to analyze and invest in right stock or funds..

@Sameer Bhalesha That's right! Whether government want to call it out or not, experts can easily say from the graph. But it's going to be hard to predict how long it's going to stay depending on pandemic. My prediction is if we don't have vaccination or cure for the virus, it's going to hit hard again in Fall and Winter this year and going to have 2nd run for our life situation which is going to be worse. Let's pray for cure to be found soon.
