Check out "mysolo401k.net." They were very helpful in setting up a solo 401k for my LLC, which is within Fidelity Investments. I am responsible for the management of the funds. Any money loaned (wired from Fidelity to the borrower) must be put back (into the same Fidelity account) with the interest. I actually learned about them from BiggerPockets.

This website will be changing its format sometime between now and August from a member's-only site to one that will showcase primarily projects in which I am involved.  Open viewing to everyone and anyone.  People who have signed-up for a year's membership will be displayed for all to see until their year expires.  No membership will be required to see their business details on the website.

I do not think what you are looking for exists. You can gain a considerable amount of info from Allegheny County online using this link:

But I don't think you will find lists of people with late mortgage payments or for being behind on payments on file or online with the county.  Another good resource is:

https://pa_allegheny.uslandrecords.com/palr/

It costs $162 per document (+time and effort) to be placed on file with the county recorder of deeds at the County Office Building at 542 Forbes Avenue, Pittsburgh, PA 15219.  So... lenders will pay to file the actual mortgages and to place a lien on a particular property.  I expect that each lender has their own limits of what they can tolerate in late or missing payments for the mortgage to reach a point where they seek foreclusore.

I think you would need to look up each property on computers at the County Office Building to see what has been recorded for each property.  

There are other non-county-run search websites for Allegheny County, but all the info on file is viewable at the 542 Forbes Avenue location.

You could also check out Zillow that allows you to search for pre-foreclosure and foreclosed properties.  If you're looking for this type of info before it gets on a site like Zillow, then you need to either become a licensed real estate salesperson or partner up with one.

I'm new at this myself... so please let me know if this helps or if you find other pertinent info sources.

I am not familiar with the property managers you mention, but I have only been involved with private money lending and seeking rental properties since mid-February of this year.  I have been working with Market Real Estate, Inc. and can highly recommend them.

Thank you Michael for your kind words.  

The basic intent is to give inexpensive access to the internet on a house-rehab-flip-brrr-focused website for people who are actually doing the projects to show off their successes.  I believe that there are private money lenders across the country who are having difficulty finding the "right" house flippers to lend money to.  I think the more success someone has, the more likely private money lenders will be looking to invest.  However, new people flipping houses may be able to draw in investors also depending on their local market and how prepared they are to start.

I believe this web-based directory - once it is populated with successful projects - can draw significant amounts of private money into the market.  Any hard money lenders and/or wholesalers who may come to the website would be a bonus.  All are welcome.

I am only asking for an annual fee to help fund the site and possibly be additional income sometime in the future.  It's still free with the coupon code "Free2Day," but that can't last forever.  At some point I hope to have enough members that other people will be willing to pay to be members.  I also hope that people who have signed up for a free year decide to stay.  I am NOT looking at any percentage cut of deals or other fees.  

Website members will still need to complete their teams or find their way into existing ones.

Become a "Regional Sponsor" of my website "HouseFlipCapital.com."  I am looking for established Private Money or Hard Money Lenders who would be willing to replace my regional office locations as shown on the website, with your personal or corporate business office locations.  I am looking to replace my regional offices in Philadelphia, Tampa, Grapevine (Dallas/Fort Worth), Los Angeles, and Portland.  I must decide on extending these leases (or not) by May 31, 2017.  I would give you your first year free, and then the next year would be $1,000 to maintain your Regional Sponsor status.  If you decide within the first year that you do not want to stay on as a Regional Sponsor, that's no problem because I will then work to fill that role with somebody else.

I have not taken the PA state or national tests yet. I am taking an on-line course through Kaplan that has a prep-test as part of the course.  After taking the prep-test while utilizing a proctor... and passing... then I can get the credentials from Kaplan that I have completed the course.  After that, it's up to me to sign-up and take the official tests to obtain my license. 

In reviewing what I said, I guess I was incorrect in stating that I completed the course.  I completed the instructional portion of the online course ONLY.  Now I need to take the course final exam to complete the course.

So... I'm looking for how to find a proctor for the final exam of the Kaplan online course... So if anyone out there has done this, please let me know what you did.

Hello out there!

I have recently completed a Kaplan online course for Pennsylvania.  The next step of the process is to arrange for a proctor and take the online exam.  The proctor must be a disinterested third party, not a relative or a friend.

My question goes out to anyone else who has been at this stage in PA or elsewhere... How did you find your proctor?
