I need help understanding what the sellers closing cost will be for a property I am purchasing. Who should i talk to determine what that cost will be. I want to determine if I can offer to pay their closing cost for them. 

I am purchasing this with hard money, so I am not sure if it will be any cheaper than a standard mortgage from a bank. I am trying to get in touch with a hard money lender or a title company to see if they can help me understand what that cost will be. 

I'm hoping bigger pockets will be more responsive so I can finalize the contract.

Fha is a good option if you don’t have or want to put a lot down. Not always the best option though

BP I found an opportunity with a family that is in probate and the house is in foreclosure. There is good equity in the house. Does anybody have experience with this? I am reading the process of selling during probate and am starting to think the timelines won't work before the auction date. The contact is the executor. If we agree on a price any idea how long it would take the court to agree to the sale? I'm in Texas. Thanks for your help. Looking for any loophole to structure the deal so they don't lose their equity.

@Manny Fernandez What list are you targeting? Just High Equity?

I think 600 a month for 6 months is enough budget to get something. Im curius if your getting good responses on that. I would be confident your strategy is effective before you start scaling your marketing budget. I would focus on lead generation over closing deals. Deals will come of qualified leads are responding.

IMO MLS is tough right now, I hardly even look anymore. I find that helps as well because I am not distracting myself with things I see on market that don't fit my target market strategy. I am finding it helps to get highly targeted. I have even started door knocking on my best options.

Hello Bigger Pockets

I am currently using listsource to pull list of specific neighborhoods. There is a 50 dollar minimum so I end up putting all the neighborhoods I want in a list and then  adding junk data to meet the minimum. Then when I discover a new area I want to pull, I have to do it again. 

Is there a better provider that will allow me to select a maybe 200 leads at a time? Listsource seems to be ideal for searching a whole city that meets filtered criteria.

Hi all 

I am getting interested in looking at foreclosures as part of my strategy. Before I now I thought they were too risky for me. 

Does anybody know where I can find more info about the specific foreclosure auctions. Specifically I would like to know how to find out the starting price of an Auction. I use the county clerks site, but looking for more info. 

I found this on the county clerk website. Who is typically the trustee conducting the sale?

Who can I talk to at the County Clerk's Office to answer questions about how to purchase a property at the sale?

The County Clerk's personnel do not conduct the sale or have any information about the specifics of the sale. The sale is conducted by the trustee's on behalf of the lenders. It is illegal for the County Clerk's personnel to give opinions or legal advice.

Hello BP! I have been browsing the forums and researching about a year now. IT IS TIME TO GET THIS FIRST DEAL DONE! I plan to get a deal within 90 days. First step securing financing. I plan to house hack my first deal to minimize my risk. So conventional mortgages or FHA will probably be how I finance. I need advice on how to get the best rates possible. If there are INVESTORS who can refer lenders or brokers, please do. I was contacted by a loan officer who ran my credit and offered me 4.375 with 5% down on 200. I think if I shop around I can do better, but I want to know who is competitive before running my credit. I have 2 properties I plan to make offers on. (Duplex's) How do y'all shop for a mortgage? What should I consider? Let's do this!
