This is all true. It’s a hot market... your going to struggle to find a halfway decent deal. Especially if you keep looking at “deals” on the mls.

If you were going to build a new home wouldn’t you rather pay a little bit more for a better location?

The price to build shouldn’t change, so I personally would prefer to not build in an undesirable neighborhood. 

Also, is it really cheaper to build new rather than second hand? I don’t think so. You mentioned being a newbie, if your strapped for cash I think it would be much harder to build new. Construction loans are more complicated and typically require more cash. I would imagine cash buyers could get away with this model much easier than the average person.

Just my 2 cents. Interested to hear from somebody that has done this before.

IMO stop wasting your time with wholesalers. They won’t bring you a deal like that on a platter with a spot of tea.

Market your business.

You can find deals with that criteria, but it’s not easy.

Thanks guys, I have shopped around quite a bit now and they all seem to be offering about the same service at similar offers. I suppose I am just looking for the most reputable and professional organization.

I'm currently looking for a property manager. I just filled out a form with specialized Dallas, but reading this I would rather not have a auto show system. Especially if they are pricey than others. 

Anybody familiar with leap property management? I spoke with a rep yesterday and didnt, feel l like they ould be a good fit for me.

Does anybody have any other recommendations for me?

I am considering getting a property management co for my second rental. I just don’t want to spend my energy on it anymore.

I met with a salesperson from a local company today and it felt like a take your money and run company.

Does anybody have a good company they can refer me to in the Dallas area?
