I am being told I'm "not authorized" to post to a topic under "General, Site Discussion & Announcements" as soon as I click the Reply to Post button. It says at the bottom right hand corner that I should be able to post and reply to posts. I don't see any restrictions noted for needing a certain amount of posts, etc.

Help!

I also an not able to keep logged in even though I am checking the little box!

Is it me? (It could be. I'm technologically challenged!)

I should relocate too! The real estate taxes on my personal house are well over $8,000, and it's just a simple ranch worth about $425K, not a mansion by any stretch of the imagination! I wish they taxed houses on their market value, but there's so many other things taken into account it's not very equitable.

And don't get me started about income taxes!

Nice flip! East Islip is not too far from me. Yes, the "good old days" of the early 2000's when you could fix and flip for over 100% appreciation on Long Island! Now the price points are so high to begin with, the younger generation is moving off of Long Island because they can't afford the houses or the taxes.

I'm hoping by the time all of the market adjustments take place and the sellers get more and more motivated I can do another flip on Long Island. I actually flipped a house with partners in Smithtown in 2002/2003, but the profit was not nearly as large as yours.

Hi Fellow Investors!

I stumbled upon this forum and think it's great. My name is Dawn and I seriously got back into real estate investing about a year ago when I decided I want to spend more time with my son, and real estate was the way to do that. I did a flip on Long Island with partners in 2002 before that.

Since getting back into it a year ago, I've bought 8 houses (total) in Birmingham, AL and Kansas City, MO that were in need of rehab. I am now holding these for cash flow purposes, and looking for more (once all of the houses are refinanced and finished).

I also became involved in large REO bulk portfolios deals starting in October 2007. It's been a rough ride weeding out the fake sellers, the liers, and the fake buyers. I now have a couple of solid sources, a list of intermediaries that I won't work with, and have a nice list of both smaller buyers and larger scale buyers. Due to the nature of the REO business, I look to set up relationships with people who are straightforward and honest like myself. Most people appreciate that approach, as do I.

I look forward to making some great contacts on this forum!
