 I would suggest getting the quote with the materials. (They can always break the cost out separate on the bill.) That shouldn't take away your choice - such as, do you want this tan tile or this brown plank, which ceiling fan, etc. You can also pay for the materials separately. Just let the GC know that's what you'd like to do. My GCs in KC get everything (after I agree), and then at checkout Home Depot or whomever calls me for my credit card information. I'm not doing things like choosing which thickness sheetrock or plywood to buy, but things which are variable I choose what I want. I have found the contractors also appreciate doing it that way because they don't have to lay out the money for the materials. The only push back is if the contractor wants to charge a markup on the materials. I usually don't use those contractors. I pay them appropriately for their time instead.

Thanks for your input Dave!  I have been self-managing, and it's been going a lot better than when I had (bad) PMs previously, but I'm ready to try with a PM again.  I have found there are more bad PMs than good ones.  I just don't get it, but maybe that's just me!

I know this thread is 3 years old, but I am currently looking for a PM for my Kansas City properties, and have been corresponding with Home River.  Does anyone have any more recent input on this PM?  Have they gotten better in the last 1 to 3 years?  @David D'Ambrosio and @Dave Clauson - it seems like you are in the KC market.  Do you currently have a better PM for KC SFRs?

@Toxey McDavid I know this is a very old thread, but I'm currently looking for a good real estate lawyer in the Birmingham market, and was wondering who you found or use now?  Any contact information would be appreciated!  TIA

I'm holding a private mortgage on a house in Birmingham that I sold on owner financing, and the mortgagee is not paying, so I'm looking to go forward and foreclose so I can get the house back and probably sell it at that point.

There are funds available to pay back rent - as long as the tenant is still in the property - you can get 80% of back rent paid by the feds,  You might look into this. 

Unfortunately for me I cant access those funds as my non paying tenant moved out. So I am **** out of luck sadly.  Still, I know that some people are having to make hard decisions - and hopefully you, as the LL can do your part by applying for the rental fund.....

And, fwiw I agree that a profit of 150/mo is slim and is not enough to help a LL weather a storm like this unless they have a years worth of reserves set aside....  also  mortgages can be put on hold so you would not need to pay your mortgage payments (they will just geg put at the back) which should help.... good luck I hope you get your rent funds. 

How do landlords apply for the government rental fund?  Is this state specific?  If so, I'm asking specifically for Missouri. TIA
