@Scott Winter those are the banks & lenders that haven’t got with the times yet of speed & efficiency. For all the cash-out/refi loans I have brokered, the investor only needed 30 days of seasoning. Property only has to be rent ready.

I would use private funding to leverage your $700K capital. That way you can build your rental portfolio without all these loans being visible on your credit profile. You have more than enough to hit your goals. Just need to find the right properties.

Painted brick gives the home a richer look and as a flipper myself I love to paint brick to make the house stand out. Long as you have owned it at least 30 days, you can do a cash-out refi. Is it already livable and being rented out?

Lately I've been thinking about selling the properties I have been holding on to that I haven't started on yet and use those funds to lock up a small 4-10 unit multi family. The market is insane here in Memphis. Anyone else implementing something like this???
