@Ken Martin - While cap rates have changed (come down, generally), I think you'd be hard pressed to turn that into a cash flowing deal.  Of course, I don't know details, but I wouldn't be too interested in that one based on this limited info.

I'll have to defer to Tim on this one... I have also not bought from the Land Bank.  Similar to Justin, I have heard that there is a ton of red tape to work through.

However, many people don't even try.  So, if you're willing to put in the work, it seems likely you could land a few good deals out of it.  Good luck!

Hi @Christine Johnson-Sundby - I would echo what @Justin Workman said.  As Mickey Redmond used to say at Red Wings games... it's no place for a nervous person!

As with any area, there are deals to be had.  However, you can't just pick them off trees like you could a few years ago.  Good luck!

Hi @Michael Stack,

You are on a great site for learning and networking.  Reach out to folks on here, and read articles on your intended investment area.  Once you've gotten a good taste on here, find some great books to read for more in-depth knowledge on each issue.

Also, look to local organizations for face-to-face networking, and to meet great people who can help. The RPOA and West Michigan REI Club are two groups that offer these types of services, and a good places to meet folks.

Is that a fair start? If you dig in, the research and reading will open up your mind to a ton of great possibilities.

Welcome!  There are a lot of great folks on here.  My advice would be to keep reaching out to people.  There is a great community of GR investors here on BiggerPockets, and the in-person organizations around here offer a lot of value.  Don't be afraid to reach out for help, and create partnerships whenever possible.

Hi Donvier,

I am a big fan of the 'see it and touch it' school of real estate.  If I can walk a neighborhood, look at the foundation, and talk to those involved in the property face to face, I am much more comfortable with it.

So, to echo some other people, I'd start local.  If you're having trouble finding things in Grand Rapids, you could look to other nearby metro areas (and their suburbs) - Muskegon, Kalamazoo, Holland, etcetera.  There is a lot of opportunity here.  Good luck!

There's good advice on this thread.  To add my two cents, keep talking to local people throughout the process.  As you narrow down what you're looking for, zero in a little bit.

Do you need a property manager? Ask for specific recommendations.  Are you debating between three local areas? Ask four people for their opinions.

Direct messages on here, or even emails/phone calls work very well for this.  Since you're working in a distant area, you will need some boots on the ground to avoid bad deals.  Or, you could fly here about a dozen times (springtime is quite nice here).
