cap rate in Kalamazoo

Does any one have an approx cap rate for kalamazoo...or thhe mid west?

Sorry for the late reply - just wanted to second what Brandon contributed earlier. In the West Michigan markets you can find 10+ if you're patient. If you're looking at higher end SFR, you might have to settle for 8-10.

Multi-family housing is all over the board... but generally speaking, if you run the numbers and they look too good to be true (especially in Kalamazoo), just walk through one and you'll understand why.
