I have a tenant that has not moved in yet but has a dog and is thinking of getting another one. Should I up the pet deposit? I already charged her a $250 non-refundable deposit for the one dog.

I have a rental property, not a VRBO, that is available now.  I have a trusted friend that would like to move in for 3 months while looking for a new place to buy and will be paying me all rent upfront.  I also have another person that will be moving in and signing a 1 year lease in August.  Would I do a short term lease agreement or the regular lease that I use for the person only staying for the short term?  I have a lease that I use for the longer term lease.

I have a rental property that was built in 1950. We recently remodeled and had the old gas wall heater in the bathroom disconnected.  It worked but we did not know if we would be renting to people with children where it could have been unsafe. We now have a couple with no children moving in and they asked me if I can reconnect it. Is this something that I should consider doing for them and would it be difficult to reconnect?

We have a 30 yr mortgage on it.  Bought it Feb 2015.  Worth around 200k.  There is a renter living in it and we have a yearly lease agreement.

I have a rental property that I would like to get equity out of to purchase another property. Do I need to refinance the property or just take out a home equity loan?
