I live on the border of Kops Park and Golden Valley. It’s a nice, stable neighborhood full of many single family homes with people who take care and pride in their properties. I have noticed that there have been a considerable amount of properties selling in the $100-$130K range in the last six months. It’s definitely out of the ‘war zone’ though I would like your definition of ‘war zone’ as there are many great places on the north side of Milwaukee to invest.

@Brad Spencer you would be correct. There are a few blocks immediately south of St. Joes that are pretty rough. Overall though, I think the city gets a worse rap then it deserves. I understand that people have concerns over tenants, vacancies, crime, etc. and you will have more of those dealing with properties in the city versus suburban neighborhoods. Your costs of acquisition are often-times significantly lower and its easier (IMO) to create better cash flow. I purchased two properties since November that I am returning over 12% cash on cash. One was land contract and the other was a cash deal.

I took the class in Houston a few years ago. I gained some knowledge over the weekend, but like you, wasn’t ready to invest $20K into the mentor ship. From talking to people who were more involved both time and capital-wise than me, I found that they will give their members deals (acting as a wholesaler) and many of their bus tours and what-not (where you get the big 100 unit deals) is basically a collaboration of members buying other members properties. The initial group of members purchased low, rehabbed and are selling at a good enough price to make money, but one where the new members can also expect a modest return. FYI I’m closing on a SFH deal in Milwaukee in the next week that cost me the same amount as those guys were charging.

PS many neighborhoods in Milwaukee get a bad rap. In reality the neighborhoods have their individual pockets of good and bad. There isn’t but one or two neighborhoods in Milwaukee where I would completely write off.

What’s bed, bath, sq ft? I’ve been following your posts and I don’t think you’re far from my SFR. I’m on 92nd and Lisbon. I think you could get about $1300/mo with off street parking, garage. I guess the basement factor takes away storage potential. On a side note, I would like to chat sometime, you seem to be on the complete opposite spectrum as me and I think we could learn something from each other.

Michigan Investors. Hello, I am an investor in Milwaukee, Wisconsin, however my brother is looking at getting into the real estate game. He wants to house hack and is looking at duplexes, triplexes and four families. He currently lives in the Upper Peninsula, but is looking to move to the lower peninsula. What are some good markets in the LP? Doesn't have to be near any specific place, just fair valued properties where you have seen some good cash flow. Ideally 10% CoC return. Let me know your thoughts!
