Welcome to BP. I have a couple properties in the city and you can expect good cash flow in many neighborhoods. You’ll experience ‘better’ deals in your B- through D neighborhoods, but if that’s not your interest, deals can be done in nicer neighborhoods and the suburbs. I’d be more than happy to discuss with you the next time you are in Milwaukee.

Chanda Quarles I can give you some insight into the neighborhood. Shoot me a PM with any questions you have. 53206 is probably the most challenging zip code in Milwaukee. That doesn’t mean you cannot make investing work there, but if you’re not prepared or understand the neighborhood, you could be in for a rude awakening.

Marc Van Gompel if my memory serves correct West Allis is a little more strict on their expectations and requirements for landlords. I could be wrong, but I think I remember seeing someone post on here about difficulties dealing with the city of West Allis

I can help out. I put a link to a map of Milwaukee in a previous forum about two weeks ago. The highlighted area is going to be your tougher neighborhoods. In your price range tho you should be able to find something in a good spot. Shoot me a PM with specifics.

When we move out of our primary residence in 53222 we will probably be able to rent it for $1300-1500/mo. If we sell it we may get $120K I just saw a ranch that was listed for $160k which I thought was crazy high, sell in a week right down the road on a Main Street. I think the only lot I’m aware of around here is in Tosa and it’s around $60-80k for a typical city lot. A local builder quoted me this summer at $250k for a split bedroom, open concept 1700 sq ft ranch, finished basement with egress window and two car garage. He said by summer 2018 it’ll probably increase 3-5%. Food for thought
