So I attended an event called Rat Race to Retirement in March of 2018  and joined Brad Sumrok's Foundation program for 2 years.  I immediately had access to all his online training courses and webinars.  However, it was Brad and his ecosystem of deal sponsors and passive investors in the group that I immediately had a connection to.  The caliber of people at his events and his students are outstanding.  

I decided to be a passive investor and split my money with different sponsors.

@Peter Grote: That would be another question exactly! How do I find a sponsor that would allow me to learn and ask questions without me feeling like a newbie nuisance!

@Paul B. The hotel syndication I participated in was on a project that was in the works and actually didn't have it's grand opening until late December 2017.  I am a passive investor in that deal and haven't learned anything on that arena.  It's not in the U.S. and that was my very first syndication with no experience.  It's too early to see what the returns will be with that syndication.

I like the idea of the hybrid approach to invest but also learn as much from the sponsor because I want to learn MF and have more passive income with that.  Would lenders see participation as a passive investor in a syndication even with an experienced sponsor as a positive when the time comes for me to do my own deal though?  Or would lenders favor me doing a smaller say 6 unit MF on my own to build experience and work my way up to larger units?

@Paul B: as a passive investor, what ROI would I be expecting within 5 years in DFW?

I appreciate the different responses, and I realize $100,000 isn't that much in the multi-family arena but my goal is to invest and also learn as much as I can because my ultimate goal is to be able to do it on my own one day once I have enough revenue and experience.  I have some money invested passively in a hotel syndication outside the US, and I can invest more than $100,000 ( maybe $200,000) for now if there is a great opportunity.  

The challenge is there are lots of different schools of thoughts in how to maximize this money, while also learning more about apartment complexes.  

How do I find a good sponsor/ partner to learn the ropes? Is there such a thing as paying someone on an individual deal basis to help analyze and work through the process to learn the ropes without joining a coaching program? 

What is the likelihood finding help to finance an apartment complex if I at least had the 20% down for a 10 unit apartment for instance, have good cash flow with my career, but just lack the real estate experience?
