it is really hard to tell as It depends what you want to do with the property as you can go with a tear down and build a house for a retail buyer or to build a rental grade house. Or to try to salvage the house and do a heavy renovation project with with a retail or rental grade flip. In any event, I think it's at lease 35-40k in renovation if not higher. I'm not a contractor and it's just my rough estimate.
