Nice Brick house with great bones. Property in decent shape and needs minor repair to bring to rent-ready condition.

Rent estimate: 675-$725.

You can be all in at 35k. Every investor runs their numbers differently but if you have a breakdown spreadsheet with estimated ROI please let me know.

Super nice Bartlett house that can be rehabbed and sold to a retail buyer for top price or kept as a solid rental. House is very well maintained and needs minimal cosmetic work. If you want to rehab and sell to a retail buyer, you will need to spend 20-25k in repairs. In this hot market, this property will move fast.
