Thanks Bryan yes that's good news but I am also finding out that there is a seal up to which they will lend then the investor has to move to another bank and so on and so forth. Who else agrees with this notion?

We use Rentec direct and it's pretty cool. It has tenant and landlord portals too. Quite useful software.

I have bought a few buildings recently and am finding out that appraised values are much lower these days. Appraisers are being real conservative these days; anybody experiencing the same in Delaware?

Thank you Guys for a warm welcome . Appreciate it.

In my experience late payments is how a good tenant becomes the one I need to evict. In my state we have to give 5 days letter when a tenant is late and the key is to submit court papers right away if no payment received. These tenants in my state know the system and use the system to live in your house free for 2 to 3 months. I never see the money recovered after the judgement. My suggestion is to give them non renewal of lease 60 days letter. BTW I am from Delaware.
