Agree with Mr Holdman. I have not seen one assumable residential loan in the last 10 yrs of investing. Good to know that there still are commercial assumable loans?

I think let him know and give him comparables; if it was me in his place, I would thank you.
I think the overall message from Robert is good. I only listen to him for mainly inspiration for nominal fees of 99 cents per month on his radio program or play his cash flow game online for free.I have read his books as well and see value in them. I personally remain away from his other sales pitches.

It is wise to change the properties titles to LLCs name and any real estate lawyer can do that. Your name does not appear in public record this way. Banks can make the loan due upon this change but that's very rare. LLC gives you liability protection but taxes are still transferred on to you on your personal returns.

We don't allow pets and make rare exceptions with a pet deposit. Having said that still some times we have to turn a blind eye towards paying tenants if we find out about them keeping a pet, then we ask for pet deposit right away.
