I highly recommend reading the BRRRR book by David Greene, even if that is not your strategy. It addresses all of these areas.

Hi! Looking to do my first BRRRR by the end of the year. If I am doing a loan for 20% of the purchase price plus rehab, the calculator does not allow for that option. If I put 0 for rehab costs and put the initial loan as my purchase price plus rehab, will the analysis still be valid?

How does a hard money loan actually play out? My first deal will most likely be a BRRRR. If I get a hard money loan, when do I pay the interest and what does that look like when analyzing a deal? Does anyone have an example?

How do you analyze a BRRRR deal online without seeing the property? Specially, how to you estimate the rehab costs without line by line items. How do you know if a deal you see online is worth pursuing further. I understand how to do it for a buy and hold that is move in ready, but not for a rehab. Anything helps. Thanks!

My name is Hillary Fox.

I work a 8-4 job as a nurse manager. I dream of becoming a real estate investor and am partnering with a friend with the goal of having our first property in 2019.

My question is what type of investment strategy works best for someone who is brand new and working full time? We plan to manage our first few properties by ourselves. Is buying a single family home best or multi family home? We may flip houses in the future, but not currently.

I appreciate any advice. Thank you!
