Hey @Aaron Wells! That sounds like a fantastic location for a duplex. I’m going to message you. I’m a realtor and can try to find some sort of comps nearby, even if it’s another multi. I’ll direct message you. 

@Mark Vivanco My husband and I are currently trying to re-finance our 1st long term buy and hold. It's a duplex in Orwin Manor which is just north of College park (2 mi north of downtown). We're hoping to "accidentally" BRRRR it as well as that was not the initial intention. We're living in the property but plan to buy another multi- soon in a similar central location that cash flows so, like you, having the extra cash on hand will be great for another rehab. Would love to connect and see how we can help each other more!

@Patrick Houlihan I agree with @Kesete Thompkins advise! Rent before you buy. Plus then you'll know where you want to live and be able to buy the home as a homestead (aka put less down and reap all the tax benefits you can). I sent you a private message, happy to help you however I can.

@John V. The management company will have a brokers license and your property manager will have a RE License. You don't need one if you hire them.

Hey BP Community!

I'm a RE investor in Orlando area. My husband and I bought a duplex last year, rehabbed it extensively, househacked and now at 1 year of ownership, we're about to move on to the next investment. That means: finding tenants to take our place. I'm curious what advise other long term hold investors, specifically with more experience than us, have about transitioning from live-in homeowner to landlord? 

Our current renters on the other side of the duplex are actually friends of ours (we got lucky) and it DIDN'T turn out terrible. They're fabulous renters and luckily still great friends. We rarely/never have to reference our lease. This new chapter in our real-estate investment journey will likely mean we're renting to strangers. On top of us wanting great renters for our property, we also want our friends-turned-tenants to have great neighbors. 

What is some good advise people have about screening/finding tenants? Lease terms? Any other stories or bad/good experiences we can learn from would be great! Like I said we're in Central Florida area, so any local investor advise would be especially appreciated, specifically if there are any state specifics we should be privy to.

Hey John, if you manage your own properties in Florida you don't need a license.
