The eviction firm must have been hired by the owners.  Ask them if they would be willing to put you in contact.

You seriously considering renting to this guy?   I've rented to someone who went over the speed limit by 20 mph, and that's about the worst I'd accept.

Is anyone else skeptical about all these "multifamily investors" coming onto the podcasts (not so much biggerpockets but other podcasts) and talking about how many units they are buying?  You go to their website and they just try to sell you books, courses and events?  These people who bought 1,000 units in a few years and then say they are a "real estate coach" seem to be nothing more than teachers trying to sell you their products rather than real investors.  Are they really buying these units or just brokering the deals?

I like the town of Belmar a lot right now.  Lots of good things happening with new development and new restaurants.  I haven't purchased anything there yet but always on the lookout.

I love the Manayunk market. There are so many recent grads and young professionals living there. Just plan to have your leases begin and end at the beginning of summer and you'll never have a day of vacancy.

Generally, yes.   But I find you still get a great cash on cash return in the Class A neighborhoods if you can find a great deal.  My typical deal....  i purchased a small home for $146,000 but the home is worth a lot more, I just found a great deal.  The house was rented for $2200 per month after we put 20k into it.  We immediately went to the bank to refinance and they valued it at $335,000 and gave us a loan for $234,000.   So, our rent to value ratio isnt great, but with the financing, we had no money out of pocket and basically have an infinite cash on cash return.   

That type of deal is available anywhere you go.  You have to do a little more digging in the better neighborhoods, but it pays off in the end.

@Shanel Wiggins - this is very true Shanel.  You can find deals in any market.  I focus only on Class A markets though because there are some markets, no matter how good the deal seems, its not worth getting involved.

Most counties have free online searches now.  Not sure if this works where you live, but where I am you can search for property owners and export entire towns to excel.  You can sort by duplicates and anytime there is a duplicate you know the owner owns multiple properties and is likely an investor.
