When we flip properties, its either through a local (small) bank or through a private/hard money lender. The big guys just can't take the risk.

Sometimes a small local bank will be willing to fund this kind of deal. Call some banks and S&L's and see who can do it.

I've seen some fundraising services as costly as 10% of the total loan amount

I feel that the only thing you need do is make sure that the comps you choose to value the property are also backed up to busy roads.

Also, check how long it took those comps to sell to make sure you won't be waiting too long before you can flip or liquidate.

I would also add that appraisers sometimes ask for a list of repairs you plan on doing to forecast value, or ARV. So, you could decide to only add a coat of paint rather than make everything perfect.

In general, I like multifamily as well. But in a relatively expensive market like the Denver Metro, sometimes duplexes are the best buy for cash flow.

The reason is that there aren't many multifamily REO's around, but there are lots of REO SFOs and duplexes.

I lost quite a bit of money on trading Forex (though, I didn't know what I was doing).

I am sticking with real estate for a while, but may dabble in the future.
