Good morning go getters and Happy New Year. Looking for best case scenarios for the following: I have a 1031 exchange to satisfy w/close to $100k in the account. Would you recommend that I look for one turn key property needing little work? Or look to buying as many super ugly properties that all need work until the balance in the account is gone? This BRRRR will be in the Tidewater area (Hampton Roads and Newport News so if you have any contractor recommendations that would be awesome. Thanks in advance for all your responses.

Hi there. I'm a long distance investor looking for an appraiser in Hampton, Va. What, if any are the criteria used by you to determine if appraiser is good? What are some of the prerequisite questions one should be armed with to insure that the right choices are made? Also, I currently have an offer from buyer based on their appraisal. Should I just go with that and save the money? Thanks in advance for all your responses.

I recently made my first investment property purchase of a 1 family in Hampton, Va. It's a $40k purchase for a property w/huge opportunity. I'm looking for someone to draw up the blueprints for me.

Hypothetical scenario and question. Can you buy a person out of their mortgage if they used a VA loan to purchase the property? If so, is there a time limit before this can happen? If not, what's the next best and legal option? Thanks
