@Ben S. I agree with you on the fact that those people who have lots of contacts, friends, coffee etc. Get more deals. I'm beginning to contemplate the 'investing' path as opposed to residential home purchases. 

What do I need to know before I begin focusing my efforts towards Investing? Any tips, suggestions, or advice?

@Kelley Gabany you mentioned you switched to KW.  Were you working at a mom and pop kind of agency before you joined KW?

Thanks so much for that post! It's loaded with info! Yes, I'm aware that LEAD gen is the most important activity a real estate agent needs to do and I have been doing it to the best of my knowledge. Like I mentioned earlier, my agency worked strictly by referrals and no cold calls so it took me a while to realize that, that won't work for me. 

Id also like to add, that I have a family of 3 children so my work day looks a lot different than yours. I don't have so many hours to put into into my workday. However kudos to you for having every hour of your day accounted for!

@Mike Cumbie thanks for the great advice! I follow Buffini's method of working by referrals which is a very very slow startup. The social aspect which u mentioned is an important piece- that is what I struggle with most. I don't feel comfortable shoving down my job at people's back so to speak. I need to work on networking more as I am having difficulty creating my own list of vendors too. I don't think Im well connected in the community. I do feel I'll do a great job once I'm given the chance to perform. Where does that leave me?

@johnwarren Thanks for your understanding of an extremely tough first year! sorry for my ignorance- can u define BP and REIA. I do residential real estate not investing. The market I'm in is very competitive and extremely saturated.

Ive been in the business almost a year now and have 1 transaction pending with one overpriced listing to show for it. I have nothing coming up as of now. I joined a boutique RE agency because at the interview they told me they train and give over leads to help me get started. However, there aren't many leads coming into the office in general and therefore all my colleagues aren't really making many deals. Also the commission split is 50/50. The agency follows the methodology of Brian Buffini referral system and he's amazing. I recently signed up for coaching with them. My question is- when do I decide it's time to move on or make a change? I feel like I'm the only agent out there who hasn't made a penny within the first year. And I don't see how it will get any better. (I'm located in NJ)

Anyone out there followed his methodology and been successful? since starting real estate 8 months ago Ive been following his methods religiously and have not seen any results.

I've researched Tom Ferry but have not signed up for any of his programs. anyone have any experiences with both?
