@Lauren Ellis I had a retail sales career without a college degree earning 6 figures. I then transitioned to real estate and few years in made 3x what I used to make - still without a college degree!

Here is my biggest tip - continue being a student even when you get into real estate because as a business owner, you never stop learning. Learn, implement, perfect. And keep repeating the cycle and you will be fine!

@Long Dinh what you suggested is the personal loan is a viable option if it works. If not, you could rely on friends and family and give them a return on the money they let you borrow until you are able to pay them back. That seems like an easier win/win if it’s an option within your circle.

Alternatively, you could also pay them back from the increased cashflow on your STRs. Whatever works best for you!

@Bruce Woodruff was this intended for the MLS? If so, that's just bad.

That said, I’ve taken several photos that look bad, but I have them edited prior to posting on public platforms. Item removal, furniture removal etc.

@Matt Speer - as others have mentioned, DOM varies widely based on location, property type, lease rate, time of year, etc.

You could ask your agent to pull comparable rental data so you can compare notes with the PM’s performance. This should help you determine if PM is performing below, at or above average given the data.

@Moises Guerra Garcia wow! Did she at least present the offer verbally to the listing agent to have it presented for a potential counter?

If not, there was no value provided from her to keep you as a client. Find another agent!

Idk about this company specifically, but we accepted a tenant through one of these services and it was legit. Their house burned down and they stayed for a year with no problems. They even had their insurance company replace their furniture and send it to our property.

Do your own research to make sure what they gave you checks out including the domain of the email from where they email you and what not.

Our lease was with the tenants. We required them to do background checks and apply through the portal knowing they won’t make the payments and insurance will.

@Simon Obas based on what you’ve said, you should ask your agent to help you understand the local market as it relates to pricing and days on market.

The two of you can make an informed decision based on the data. Also note that you want to price it ahead of the market, not chase the market.
