Post: Anyone used 401k to purchase first property ?

As a contractor, you probably have enough cash flow to pay the 401k loan without any issues. I'm also in the bay area and understand how ridiculously expensive can be to get started in RE (homeownership or investing). I think you should definitely pull the trigger on the 401k. If you are getting a good deal, appreciation/equity alone should help you pay for this loan. Best of luck!

Would be honored to read your opinion folks! I've had a mortgage for about 7 months now at a decent rate (3.9) . The condo is cash flowing well, but I suppose it could be improved with a refinance. How long would you wait before doing so?   This is my first rental property.

In my opinion, influencers (the good ones) are just like entrepreneurs. People who take risk because they believe in themselves. I would give her a try. Maybe you can leverage your network through her audience, who knows!  Best of luck.

I'm taking the RE sales exam (feeling pretty confident about it)  and now is the time to find a broker that would be a good match. I am inclining for locally founded brokers. I am an experienced property manager with a solid network in the bay. I would be bringing in clients from day one, but I want to make sure we are a match. Who should I contact? 

Appreciate suggestions!

Don't be discouraged about investing in the bay area. I am in the same situation as you are. Like @Brandon Turner says on his book, and all the time on the podcast "every house/property has a magic number that works". My advice to you, keep looking, keep analyzing deals until you find the property, and the numbers that work for you. Good luck!
