@Stephen Johnston looks great. I would use the pool as my listing profile picture to attract more interest, also you have too many pictures that are not relevant to the experience. Like the coffee station picture. Most guest assume this comes with the rental or they would be going to hotels otherwise. Highlight the Golf course, get some professional looking pictures of the pool and golf course. Maybe a bbq grill if you have one. Its the unique experience that will get you the reviews.

@Jay J. Roofstock or rent to retirement if you are looking for turnkey properties. Another thing you can do once you have decided the markets where you want to invest, contact local wholesalers and asked to add you to their buyer list. Be ready to pull the trigger quick for those.

@Matthew Nadel the opportunity is in new construction for short term rentals. There are a wave of high rises coming to Miami which are Airbnb friendly. You can get in now at a reasonable price. Also, Orlando has some new construction projects coming that are Airbnb friendly. If you need more information send me a dm.

I think Florida it's a great place for STR. Any of the beach towns have attractions. Then you have Orlando and Tampa with theme parks for families and children. Key West is another sweet vacation spot. Don't forget about Miami.

@Kaitlyn Castillo definitely not passive, unless you get a property manager to handle everything for a premium. It can still be profitable, but still not passive, as homeowners usually need to be contacted for important decisions.

I believe the short-term rental market is entering a growth stage. The pandemic certainly accelerated this growth, but, for many reasons, the Airbnb and vrbo trend has been up and coming for a while.

Focus on your guest’s experience. The success is the details. Think about the stuff you would like to have on your hotel room when you travel.

Add a list of concierge recommendations for the area. Decorate the place to create instagram, snapchat moments for your guest. Be responsive. Airbnb really sets you up for success if you are committed to do the work.

@John Apple this is part of being in the industry. You learn and move on. On the positive note, this helped you discover that you are working with the wrong broker. You want to work for someone who’s on your side and values your time and efforts in this case all the driving around you did for those “clients”.
