Before paying for a mentor I would suggest going to a local REIA or AORE meeting. I have learned a lot by just sitting and listening along with rubbing elbows with some investors who know the pulse of the area.

Definitely make sure the deed is completely in your name and not that you are just added to it. Also a lease option may be something you want to consider too.

The only options I see are either start the eviction process and once he sees the eviction papers he may get his act right or you might actually have to evict him. You could just let the lease run it's course and inform him that you will not be renewing. Unfortunately either way you have to get in the mood.

I currently use Century 21 Larry Miller Realty for managing my property.  I currently don't have any complaints with their service.  I also talked to a few people who have stayed in properties managed by this company and they gave good feedback.

To me, it sounds like the numbers are not set up in your favor.  The 50k spread along with no estimate for repairs and other expenses does not seem promising. It does seem as though your father has a fair amount of equity in the house, so if it were me I'd talk to my father-in-law about becoming an investor with me.  Discuss refinancing the house and pulling out the equity. That way he would have money to move down south with and the property could be fixed up and rented out. Also, the remaining funds could be used to invest in other possible ventures.

Yes you can wholesale properties that have been on the MLS for months, those actually may be better because the seller will more than likely have a higher motivation to sell at a lower price.
