@Ryan Arth thanks for commenting. I've also noticed that some areas in Cleveland are close in comparison to the neighborhoods mentioned for Akron. There are a few deals I'm working on getting under contract now and wondered if any other investor had considered these areas.

Are there investors currently finding success in the Akron neighborhoods regarding rehab and flip strategies? Specific areas of interest include Goodyear Heights, Ellet, Firestone Park, Highland Square, and Fairlawn.

Hey Bigger Pockets family,

Any good ideas or experiences with finding deals that are showing Notice of Lis Pendens and Notice of Sale? As a new investor to this area, I would like to know of any encounters other investors have had with this.

Hey Jerad,

I'm also looking to invest in those areas being from Akron and now living in Cleveland. Your plan of action is surely possible. Not only for multi-family but also some single family homes. In my current neighbor there are several I found for less than 20k. They will bring competitive rent rates as the surrounding homes are in decent shape. 

I'd love to discuss more of your plan and possible alternatives, I'm sure I can be of service in helping you find exactly what you need.

Thanks. I'm excited about doing well in this industry. At a several REIA meetings, and several articles I've read, it has been recommended to start off in wholesaling. Being able to assign contracts and earn cash without actually buying the property makes sense. I have definitely thought about buy and hold also, maybe just later on as I build some capital. What are your thoughts on this? I'd love to discuss your ideas.

Through most of my research, it is normally said that is a good place to start. I would like to focus on 'bird-dogging' and assigning contracts to other investors. If prefer to control properties instead of opening them to begin with. What are your thoughts on that? What makes wholesaling challenging in your opinion?
