Thank you very much for that. I asked my agent and that is exactly what she said is 'probably going on'. The sellers agent is still advertising it 'just in case I don't close'. I also thought that a little dishonest. I'm glad that natural response was confirmed.

Since I'm the contract holder, if they want to buy it, it have to be agreed upon by me, correct? I'm wondering if I should just make a few thousand and let the buyer have the deal. What are your thoughts on how to proceed. 

And thank you for taking the time for this. The main reason I joined Bigger pockets is for the mentorship and tools. I have not been disappointed once.

After I had the house under contract, I met with my contractor a week later at the property for a repair estimate. While we were there, a group of people arrived, I assume another agent, and three different contractors. My contractor immediately asked if I was sure I had it under contract, when I confirmed it, we proceeded to do our estimations. 

As the other people there, who did not speak or ask any questions, went about checking and measuring and discussing details, I over heard the lady say 'we need to move fast on this one' in a hushed tone.

It has been my understanding that the contract meant off the market. How is it that it is still available for others to 'need to move fast'? Is this normal? 

I thought about it as if it was a new Mercedes-Benz. If I put down a deposit, (in earnest), for the vehicle to not be sold, could the sales people (agents), still allow test drives, and mechanics, and friends to look it over as if it were still available? 

Please help me understand this part of it, I have another question depending on the answer.

It is so frustrating having an opportunity pass you by because of lack of capital. The most important thing to do is establish relationships with other investors, lenders, and related professionals. The money is out there. It is just knowing how to find it, and the information lenders need to qualify you. It's a process, to put it mildly. But it can be done.

Great opportunity to make 15-20k in hot selling area. With a budget of 15k ($15/sqft) for updates to kitchen and bath, this home will attract eager buyers. Neighborhood rents average $900-1200 monthly. Willing to negotiate.

Great post! Being so open about the mistakes is what helps new investors grow. The real side of real estate is that things can and will go wrong. Your ability to continue pressing forward is what gives encouragement to others that it can be done. Also the real side of real estate. 'Failing forward' is a positive way to look at this whole experience.
