There are some properties I'm interested in that are in the probate process.  No attorney is listed and it appears it is a family member handling affairs.  How do do tactfully reach out to them?  What's the best method and approach?

I'm interested in getting a list of properties from the county for a myriad of properties, including tax delinquent, hoa liens, etc.  It's my understanding the lists from the county can also include probate, divorce and pre-foreclosure, however, my county says they don't have the information for any of the latter.  I know it can be purchased elsewhere, however, I'd like to get it directly from the county (complimentary) if possible-

I would like to work directly with sellers when purchasing a property, or selling (this is in reference to sellers who are not currently working with an agent and may not even have their house on the market).

What's the best way to get the various documents needed for a real estate transaction? Should an attorney be involved in every transaction? I'm also concerned about potentially overlooking legal responsibilities, for instance, I think in my state the seller needs to provide a property disclosure within 10 days of going under contract, though maybe that doesn't apply to fsbo?

Is it worth constructing an LLC if you're planning to invest in real estate? Specifically, if you're actively reaching out to people via calls or mailings trying to find an opportunity, should you have an LLC or is it alright to just do everything under your own name?

I'm looking at purchasing a pre-foreclosure at auction-  The property is currently occupied by the current owners going through the pre-foreclosure process.   Any insights as to the best approach towards prior owners if you successfully bid on a property?  Is it best to try and first negotiate with them and see what their goals are?  How do you reach out to them?  It's such an emotionally charged thing it seems risky to show up alone on their doorstep-

Post: Cost to convert barn to house?

I'm looking at a property that has both a barn and carport-  I would like to convert one or both to a living space and don't have concerns about preserving qualities of the barns interior structure for aesthetic reasons.  As a novice, I look at it an imagine it would be less expensive than a new build because the structure is already there, you just have to add plumbing, insulation, etc.  Is this correct, or is it a nightmare to try to convert a barn to a small house?  Is it less expensive than a new build?

@Jay Hinrichs, Thanks so much for the suggestion!  Are you able to share the contact information for your friend in Hawaii?  I would actually prefer to work with someone who is uber picky...

Anyone have any suggestions for a private or hard money lender who is active in Hawaii? I know this site offers some contacts via the 'hard money lender' tab, however, I haven't had any luck with them-
