What if you carry a note for a property where the owner has stopped paying property taxes?  Is it possible to cover the taxes yourself to prevent potentially losing the property?

What's the best way to loan private funds? I know a lot of people who do it in their own name, but would it be better/provide more protection to loan via an LLC or something else?

I'm looking at becoming involved with private lending.  I know when someone receives a traditional loan from a financial institution they typically are required to purchase title insurance to protect the lender.  Do private lenders ever also purchase title insurance, either as a requirement from the borrower or just cover the expense themselves?

I'm considering getting into private lending and recently spoke with a local company that facilitates investments.  They said their private lenders invest in their own names- and by invest I mean holding the note to a property.  

Is this the best way to lend? Would it be advisable to instead do it through an LLC or something else?

Should a private lender lend in their own name, through and LLC or is their a better way to do it?

Ballpark, what percentage of buyers would you say request money from the seller to go towards repairs/improvements following an inspection?

Are sellers of a property under contract able to change ownership of the home while it's under contract? For instance, if a family member wanted to transfer ownership to another family member prior to closing?  The contract was not written to include 'and/or assigns' on the seller's part-

Thanks, @Mike McCarthy!  I probably wasn't clear enough in my question- We aren't offering cleaning, but buyers have requested professional cleaning, including carpet and windows.  It's already a very well kept home, so we're trying to weigh if we should agree to it...
