@Abe Gonzales he is selling because he is getting out of the landlording business as he manages all of his properties on his own and is burnt out.  It has nothing to do with the property itself.

Property is a duplex with an apartment behind it. Duplex is a 2 bedroom ($650/mo) and a 3 bedroom ($750/mo). Rear apartment is a 2 bedroom ($500/mo).

This turnkey property grosses $1,900/month in rents. The property needs absolutely no work and the tenants want to stay long-term!

Offered at $91,000. This truly is a great deal that comes with tenants!

Landlord pays for gas, water, garbage, sewage ($205/month); Tenants pay for their own electric (*heat is electric baseboard*). Tenants handle grass and snow removal. Great property management company referrals available upon request!

Just curious about the general consensus out there for investors looking for turnkey multi units.... are you most interested in cap rate, cash flow, ROI, etc? What specific criteria and at what number is it a deal worth pursuing for you?

I've been doing lots of wholesales on turnkey multi units and taking a little community poll here, if you will, as I like to present good deals to my buyers :)

Hello, hello fellow Bigger Pockets members! Matt and I are looking to sell one of our rental properties. There's a great tenant in place that we would love for you to keep! To ease your mind and be up front, we'd like to use the cash for another business venture -- there are NO issues with the property or tenant :)

Tenant pays all utilities and rent is $1,000/mo. Cashflows $827/mo after taxes and insurance. We rehabbed the property over the summer with new furnace, bathroom, appliances, flooring, paint, etc.
