Multi-Units: What makes it a "deal" for you?

Just curious about the general consensus out there for investors looking for turnkey multi units.... are you most interested in cap rate, cash flow, ROI, etc? What specific criteria and at what number is it a deal worth pursuing for you?

I've been doing lots of wholesales on turnkey multi units and taking a little community poll here, if you will, as I like to present good deals to my buyers :)

Thanks in advance for your opinions and sharing your buying criteria!
