Ron Mcleon as the wholesaler of the property, I sent you an email answering your questions. The price to fix the necessary items is $1,500. If you wanted to do paint and carpet beyond that, up to you, would be more. I'm not keeping it because my property management employee has my 51 units all in one neighborhood, which is 45 minutes from this property. Just because it's being wholesaled by an investor that has units, doesn't make it a bad buy. It just doesn't fit my existing portfolio because it's too far from my support at this time. Many investors wholesale properties that don't fit their portfolio but it can fit someone else's.

Quick update on this listing, I have had a few questions about repairs so I wanted to give an explanation.  The $1,500 in repairs would be for a new hot water tank, repair some tiles that fell off kitchen wall and ceiling, and if you would like to, drylock basement as a portion under the porch gets damp from time to time.  New carpeting and paint would be beyond the $1,500, however, if you did more of a rehab, I'm confident that you could get $850-$900 rent/month if the house looked prettier inside.

Find a landlord who wants to retire and will do owner financing with chunks of their properties.  This is what we did with our first 49.  We were on a bit higher income than that, so were purchasing more, but you can apply the same equation at a lesser rate to any income.  Good luck!
