So here is an update on my wholesale rookie debut:

Duplex- I contracted this one a bit too high- lots of lookers, no real biters. I am thinking about renegotiating with the seller, but I'm pretty sure he will balk at that idea.

SFR- the numbers are right but the price is high, which eliminates many casual flippers. This has made finding a buyer way more difficult, but I finally have a group of serious investors. But I have several major challenges with this property. The seller is not reliable in working with the tenant to schedule showings. I am losing momentum because I can't get anyone in to see the house. The new problem is that there are significant liens on the property.

So yeah, learning a new business has been difficult.

I'll continue to post so the other new folks can learn from my rookie wholesaling adventure.

I used the following list for the yellow letters: absentee owners (motivation), 30%+ equity (equity), sale date of 2005(4?) and earlier (eliminates more recent investments), select zip codes (areas of good investment).

Mailed 125 and got 18 voice mails, and 21 hang ups (could mine the hang ups too). Crazy response, I know.

...So I put up around 20 bandit signs this weekend (fun times) and have 6 or 7 new leads as of right now. Hopefully the new leads plus lowering the prices of the properties that I'm trying to wholesale will do the trick! Three weeks from today until the contracts are up...

FYI- I posted one of the properties that I have under contract in the marketplace. I am curious to know what anyone thinks- not necessarily interest (wouldn't complain if that happened) but on the viability of the deal. Just look for Cincinnati in the title...

I mailed to absentee owners with +30% equity and last sale date of 2002, and I mailed them to zip codes that I am familiar with and that also have a high number of investment properties.
