I’m in South Carolina but originally from Indy and have toyed with the idea of doing an out of state deal to my “hometown.” I’d ultimately like to get to multifamily (I have 4 SFH) but it’s not really the market where I live as far as I can tell so I may need to look at Indy. Happy to connect :)

Wow, what a profile! Worth posting your story for sure - I’m glad you did :) I invest in South Carolina and mainly do rehabs to rent; I’d also consider a flip for the right opportunity. Not sure if you ever find any deals in my neck of the woods but keep me in mind. Keep posting sounds like you have a lot of experience to share!

Hi from Columbia! Hope to meet sometime if I ever make it to a Charleston meet up.
Why can’t you do a regular mortgage? I did exactly this after buying cash and renovating my home and used the proceeds for other houses. I would not do a heloc unless you plan to pay it back in short term as interest can be variable on the heloc. Plus if I remember correctly heloc interest on personal residence isn’t tax deductible anymore but mortgage interest is.
Probably a lot easier. But I agree with the other poster you can sand/buff and refinish the floors several times (I think it’s up to 8 for real hardwoods). Leave the scratches and cover them with throw rugs and only do the refinishing when you sell. My own hardwoods are scratched up from my 40 lb dog. It’s inevitable depending on the breed and now trimmed their nails are. All my rentals have dog nail scratches in the hardwoods. I would only worry if you have a dog that scratches at the floor near a door to go out and really causes deep deep damage.

For what it’s worth I charge pet fees not deposits so they are non-refundable and per pet. I am co soldering charging pet rent in the future.

I moved to Columbia South Carolina from Montreal and was able to sell my condo in MTL and turn it into 5 houses in under 2 years. Going from expensive to cheap market if you can keep your same salary and cash out on a real estate investment is a great way to get momentum in my opinion. That being said, I sure do miss Montreal! ;)
