How do I post pictures?

Well my rentals are seriously distressed properties so adding beadboard isn’t a big deal in the big scheme of things when you’re talking a total gut job. And it really adds to the charm. My target market is “Pinterest lovers” who haven’t bought their first house yet.

Wood-look tile in bathrooms Mosaic accents in shower Rain shower heads (cheap on amazon) Extra deep stainless sink in kitchen with appropriate faucet (also cheap on amazon) Current-looking pendant lights in kitchen (used from Facebook marketplace) IKEA kitchen if I️ gutted it Lowes has awesome deals on bathroom vanities Custom closets if they are on sale Current paint colours High end looking hardware in kitchen Beveled Subway tile (cheap but looks fancy) Beadboard on bathroom walls Tile to ceiling where i can I’ll see if I️ can figure out how to post a picture

My biggest challenge is tenants who don’t respect the term of the lease. Also tenants who think everything is my problem even when it’s really theirs, but my places are on the “high-end” of the rent spectrum so it comes with the territory I️ guess. They are also generally new “home-livers” and new to appliances, HVAC etc. so not great with changing filters etc, and call me for things that any normal homeowner could manage themselves. And people don’t clean well when they leave :(

Honestly my husband and I split up over this. I️ did 5 houses in 2 years while working a full time job. I’m 46 and trying to get to a certain spot to retire and he just didn’t get it. It opened a can of worms of bigger discussions around values and compatibility long term, willingness to sacrifice for the big picture etc. He wanted a simpler life I️ guess. I️ asked if he could support me in this endeavour (as in encouragement - I️ provide all funding for real estate) and he said no, so we split up. Find someone more compatible.

Nature’s Miracle enzyme cleaner is a terrific product to use on porous surfaces to remove the smell where it ks cost prohibitive to remove the material. Think grout between tile. Old carpet would likely need to be removed and replaced. Even enzyme cleaner has a hard time getting to all parts especially when it is old.
Hi there, Apologies for my incomplete profile - we can’t seem to update from the app and I️ am never at my computer. I️ have 4 rental SFH properties and work full time to fund my activities. A friend of mine is building his own house and needed a bridge loan of $30k for a year before he could get the mortgage. He could have done a construction loan but the paperwork with the banks is onerous and the framers were ready now so I️ agreed to lend him the $30k. He is paying cash for his house so does not want monthly payments so he can fund the remaining construction. He anticipates house completion and mortgage within 12 mos. My idea was the following structure and would like feedback: $30k with $5k interest due 12 mos from date of loan $2500 interest if he pays me back within 6 months (not likely but if he gets a cash windfall from work and wants to pay me back early I️ want to get my money back and still make something on the deal) Is this fair? Too much? Too little? I️ am putting my own projects on hold to help this guy out but he is a good contact (he is in construction) and will help me with some other projects I️ have so it’s worth having the “goodwill” in the bank to help him out. But this needs to be “friend +” level interest payments not “family” interest if you know what I mean. Also any input on structure of loan if he gets hit by a bus etc would be helpful. Obviously we are going to a lawyer so I️ am really just looking for commercial terms here but happy for all feedback.
