You're being too nice.  Call someone else to show them both to you.   If they are good deals and you are in a position to buy, then you need to act on them.  I'm sure there a lot of agents who would take you out to view them with less than 24 hours notice.

@Paul Cole - I'm sticking to the city of Atlanta because I live here and like Atlanta's Section 8 program. If you're investing out of town, however, I would take Jay up on his offer to connect you with a good property manager in Henry County.

I've heard good this about this guy from several guys here on BP so I'm trying him out for my next closing.  So far things are going well but I guess I can't tell you for sure for a couple of weeks.

For my last closing I used Dickason Law.  I thought the numerous locations would be convenient when I had to schedule closing while working a full-time job, but I would not use them again.

Two closings ago I used the Intown Office and Kati Heller.  They weren't super big or slick, but Kati was very nice and responsive when I had a problem.

I would stay away from Clayton County.  Have you seen this post? Things have not been going well there.
